Site conditions govern everything
Every septic system is designed for a specific site. The calculators here use typical values for soil loading rates, tank sizing, and construction costs. Your actual requirements depend on:
- A soil evaluation or percolation test performed by a licensed professional
- Depth to the water table, bedrock, or other limiting layers
- Lot size, slope, setbacks, and the location of wells and surface water
- Local ordinances, which are frequently stricter than state code
- Watershed, aquifer protection, or shoreland overlays
- The judgement of your permitting authority
Regulatory information may be out of date
State codes are amended. Counties adopt local rules that supersede state minimums. Agencies reorganise — South Carolina's onsite programme moved from DHEC to SCDES in 2024, Florida's moved from the Department of Health to DEP, and North Carolina replaced 15A NCAC 18A .1900 with 18E.

Cost estimates are estimates
Cost figures are planning ranges built from typical unit costs and a state cost index. Actual prices depend on your specific site, local labour markets, material availability, contractor workload, and conditions nobody can see until the excavator arrives. They exclude landscaping restoration beyond basic grading, well work, tree removal, rock excavation beyond the difficult-site allowance, and long access repairs.
Do not use these figures as the basis for a contract, a loan application, or a legal claim.
Health and safety
Septic systems contain pathogens and lethal gases. Hydrogen sulphide and methane accumulate in tanks and have killed people. Never enter a septic tank, never lean into an open one, never use a flame near one, and keep every lid secured — unsecured lids have killed children. Untreated sewage on the ground is a public health hazard.
