What makes septic hard in Florida

The water table is the defining constraint. Across most of the peninsula the wet-season high water table sits within a few feet of the surface, which is why filled and mounded systems are so common.

Karst limestone in north-central Florida creates direct pathways to the aquifer and triggers stricter siting.

Coastal salt intrusion and storm surge repeatedly damage systems near the shore.

Things that catch people out

  • Florida sizes on building area as well as bedrooms. A three-bedroom house over 2,250 ft² is rated as larger than three bedrooms.
  • The design flow floor is 200 gpd — a one-bedroom cottage is still sized as if it produced 200 gpd.
  • The rules moved from Chapter 64E-6 to Chapter 62-6. Old contractor paperwork citing 64E-6 is out of date.
